Newmark’s 2026 Retail Vitality Rankings Crown “Affordable Indulgence” As The New Growth Engine

Newmark’s latest assessment of 1,000 UK retail locations reveals a decisive shift in consumer behavior: value-conscious shoppers are increasingly prioritizing "affordable indulgence" in beauty, gifting, and wellness. While London maintains its overwhelming financial dominance, regional centers that successfully integrate these high-frequency, low-ticket categories are seeing the most dramatic ranking improvements.

Newmark’s 2026 Retail Vitality Rankings Crown "Affordable Indulgence" As The New Growth Engine

The core finding of the 2026 Retail Vitality Rankings is the resilience of the “affordable-luxury economy.” As macroeconomic pressures keep consumers cautious about major capital expenditures, demand has shifted toward smaller, discoverable treats.

Brands like MINISO, Pop Mart, and PURESEOUL are capitalizing on this by offering giftable, highly shareable products that provide a psychological reward without the financial commitment of a traditional luxury purchase.

David Harper, Newmark’s head of UK retail, noted that beauty, gifting, and collectibles offer a sense of indulgence, while health and wellness continue to embed themselves into daily consumer routines.

Regional Centers Rise By Embracing Experiential Mixes

The data reveals that retail vitality is no longer driven by traditional anchor department stores alone. Destinations that curate a mix of retail, food and beverage, entertainment, and wellness are outperforming legacy models.

This is evident in the dramatic ranking jumps of regional centers. Glasgow City Centre, which now holds the fourth-highest amount of health and beauty floorspace among the 1,000 assessed locations, rose 20 places to 11th nationally.

Similarly, the Trafford Centre climbed seven places to 10th, while Braehead Shopping Centre and Livingston surged by 213 and 254 places respectively, fueled by targeted investments in lifestyle and leisure tenants.

London’s Financial Gravity Remains Unchallenged

Despite the regional gains, London’s retail ecosystem operates on an entirely different financial stratosphere. The capital continues to hold the highest concentration of top-tier retail locations, with 60 centers ranking in the national top 250. Chelsea’s King’s Road ranks second nationally, and Knightsbridge holds fourth.

Most strikingly, Newmark estimates annual shopper expenditure in the London West End at a staggering £18 billion, dwarfing the £5.4 billion in Glasgow, £4.5 billion in Birmingham, and £4.3 billion in Manchester. This immense spending power ensures that prime London locations will continue to command premium valuations regardless of broader national retail headwinds.

The Commercial Real Estate Narrative Behind The Data

It is crucial to view these rankings through the lens of commercial real estate strategy. By highlighting the success of “affordable indulgence” and mixed-use destinations, Newmark is effectively providing a blueprint for landlords on how to re-tenant struggling malls and high streets.

Therefore, replace failing mid-market fashion anchors with high-margin, high-footfall beauty, wellness, and experiential concepts. This narrative serves to stabilize asset valuations and attract a new wave of DTC and niche brands seeking physical retail exposure.

Our Take

Prime Space Now Goes to Beauty, Wellness, and Gifting

For retail brands and DTC founders, Newmark’s data validates a critical strategic pivot: the physical retail footprint is no longer just about moving high-volume inventory; it is about providing a justifiable, low-friction “treat” experience.

If your brand operates in the beauty, wellness, or gifting space, securing placement in these rising regional centers or high-footfall London districts should be a priority.

However, brands must also recognize that landlords are actively seeking these exact categories to fill space, meaning lease negotiations will be highly competitive. Success will depend not just on product appeal, but on creating an in-store experience that justifies the premium rent of these newly “vital” locations.
